Real Estate and Economic Development Education Programs

Wyndham Financial offers several real estate and economic development training programs targeted to agency and nonprofit organization staff and board members.

Organizations may choose to utilize one of our standard programs, or programs can be tailored to meet individual needs.

Underwriting Affordable Housing Loans
This is a two day hands-on course in which participants will learn the nuts and bolts of underwriting an affordable housing loan. Participants will learn how to project income and expenses, calculate funds available for debt service, and what to look for when evaluating an appraisal and environmental reports. Participants will also learn how to evaluate the borrower, the development team, and equity partners and other lenders.

This course is designed for lending staff in nonprofit and for profit financial institutions, management and board members in lending organizations, and the development staff of organizations seeking financing

The Real Estate Development Process
This is a two-day course designed to teach the real estate development process to staff, management, and board members of community development and economic development organizations. Course content includes project conceptualization, the land identification and acquisition process, the financial institutions and their roles, the feasibility study and market analysis, analyzing and packaging the transaction, construction, leasing, and project management.

Low-Income Housing Tax Credits: Strategies and Techniques to Address Year 15 Issues
At the end of the 15th year, low-income housing tax credits expire, and the partnership created to own and manage the property must be dissolved. Year 15 is a critical time for affordable housing sponsors and the residents of their developments.

This course is designed for management and staff in organizations who currently use low-income housing tax credits to finance their developments or who are managing developments where the 15 year tax credit horizon is approaching.

Participants will learn why the initial proforma is important, how to evaluate the capital account, how to calculate exit taxes, negotiating the reversion with the equity partner, lenders and state agencies, and when your project's 15th year should appear on your radar screen.

Evaluating Community and Economic Development Programs Using ROI Methodologies
This course is a one day overview of program evaluation and the ROI process as they pertain to community and economic development. Participants will learn how to identify stakeholders and program goals, prepare a program logic model, identify programs costs, identify tangible and intangible benefits, assign monetary value to benefits, and calculate program ROI.

The course is designed for the board, management, and staff of organizations providing funds to community and economic development programs and projects and the board management and staff of organizations receiving funds community and economic development dollars who need to demonstrate the effectiveness and value of their programs.
